How does your fee structure work?

In real estate transactions, our fees are 3% of the sell price as per standard real estate commissions guidelines, or 5% if we are representing your buyer as well (a 1% cost savings). The added value we provide is specializing in Senior Citizen solutions to ensure your loved one has appropriate healthcare solutions and that their estate management is set up to maximize value and place the family’s best interest first.

Other projects are either scoped and priced as a one time fee, or hourly arrangements can be made as well depending on your needs. Each situation is different, so please call us at 646-717-3430 to discuss. Here are some examples of our work:

  • estate sale

  • asset liquidation

  • inventory appraisal (art, jewelry, and more)

  • healthcare options

What do I do after the death of a family member?

Losing a loved one is an extremely challenging time, and in most cases you want to dedicate all your emotional energy to processing the loss and being there for your family. The last thing you want to do is tie up their affairs and deal with their estate. This is where Transitions NY can be a valuable anchor as you navigate these difficult times. We have a wide breath of experience through all these confusing phases and will advocate relentlessly for you and your family. One of the first things that you should attend to after losing a loved one is obtaining a legal pronouncement of death. A doctor or medical professional usually performs this.

Next, it is important to notify the deceased family physician and county coroner. It can be very difficult, but also notifying additional family and close friends of your loved ones passing is important and may help you plan out the final ceremonies appropriate for your family. We are here as an advocate for life insurance policies and ensuring their beneficiaries receive full payments of benefits.

Can I sell my deceased mother's house without probate?

A probate sale is the process executed at a county court where the executor for the estate of a deceased person sells property from the estate (typically real estate) in order to divide the property among the beneficiaries. There is a personal representative of the estate who will determine if the real estate is going to be sold. A personal representative is not required to use the services of a real estate broker.

Determination of the value of real estate and other functions may need to be performed by a probate referee. Ultimately, the will should dictate whether you can sell your deceased mother’s house without a probate, and we will be happy to advise on the best approach by requesting a consultation or calling us directly at 646-717-3430. Each situation is different but we are here to help advise in your best interest.
